The Inspection Process

 

What is Inspected?

Any roof penetrations including skylights, chimneys, vent stacks and other penetrations

Roof covering, eaves and soffits

Grading and drainage of property

Foundations: basements, slabs and/or crawlspaces

Exterior porches, walks, stoops, decks, arbors and associated railings

Structure that is visible

Insulation and ventilation

Permanent, attached kitchen appliances

HVAC systems including heating, cooling, heat pumps or others

Interior plumbing from main shut off valves to all interior plumbing, fixtures and faucets.

Drainage sump pumps and floats where existing

Hot water heaters and gas/electric/water supply lines

Power service line and electrical boxes/panels, breakers and/or fuses, disconnects, outlets

Fireplaces, dampers and gas supply line where existing

Garage doors and openers plus any safety sensors

How long does an inspection take to complete?

A home inspection takes 2 1/2 to 3 hours depending on the home. It could be longer if it is an older or larger home. Your inspector will be going through the home inspecting all the accessible and visibly available systems in the home. They will be taking pictures and reporting on their findings. Once the inspection is completed the inspector will review their findings and email a written full report.
